Bradford Estate
Project Details:
This was phase 1 of a major regeneration scheme for NBH being one of the first developments on their stock profile.
Situated in a popular location in the city of Bradford, the estate consists of a selection of 1 and 2 bedroom flats and a number of 2 storey, 3 bedroom house types. All properties were built in the 1970’s and are typical of a Vic Hallam lightweight construction design. The age and construction of the scheme highlighted the need for reinvestment in order to ensure the reduction in health and safety implications, heat loss and improvements in security.
Objectives:
The key objective identified from the outset was to improve the service provided to residents by creating a high quality, low maintenance environment. Therefore, sustainability was the main consideration of NBH for securing the scheme.
A team of NBH Managers worked on a strategy using various KPI’s and assessing a number of viability issues. Various methods of external cladding were considered, but one of the main criteria was that the chosen system must be a structural solution to ensure the properties would be protected from retrospective movement in the frame. It also needed to fulfil all other agreed objectives, in addition to being cost effective.
Results:
The properties were refurbished using a combination of Structherm’s structural cladding and insulated render systems.
The properties have improved drastically, with future maintenance costs reduced, savings on heating / fuel bills and improved energy efficiency.
U-Values at ground floor have been upgraded from 1.25W/m2K to 0.31W/m2K and at the first floor from 1.48W/m2K to 0.34W/m2K. The appearance of the estate has been dramatically improved.
