Leytonstone Flats
Key Issues:
The original mixed pre-cast and in-situ concrete framed structures suffered spalled concrete, stained external surfaces and condensation problems through lack of adequate insulation. The client wanted to enclose private balconies and increase the internal floor area of each flat. The external cladding system chosen was required to fulfill :
- U-values of 0.35W/m2K to external walls
- Capable of providing restraint to existing precast cladding panels
- Enclose open walkways & balconies to eliminate the nuisance of roosting pigeons
- To provide an appropriate impact-resistance
- Resistance to the vertical spread of flame
Solution:
Defective balcony panels were removed and replaced by the Structherm structural cladding system, together with new windows. Parapets and gables were re-modelled.
Structherm’s insulated render system (NSC2) was then used over the whole of the new works and over the exposed existing structural frame, providing a fully integrated, structural and insulated envelope, exceeding the required U-Value.
Both towers were complete in a 20 month programme. Residents remained in their flats throughout the
refurbishment works with minimal disruption to their daily activities.
